What a flood cut actually is

A flood cut is the removal of a section of drywall along the bottom of a wall, usually cut in a straight horizontal line above the highest point the water reached. Instead of pulling out random damaged pieces, the cut is made deliberately in one continuous line around the affected room. This gives a clean, even edge to work from and makes it possible to see, dry, and treat everything behind the wall rather than guessing at what's hidden.

Why the cut is usually made higher than the waterline

Water doesn't stop where it looks like it stopped. Drywall is porous, and it wicks moisture upward through capillary action, often several inches above the visible waterline. That's why a flood cut is typically made a bit higher than where the water appeared to reach, commonly in the range of 12 to 24 inches up, depending on how long the water sat and what material got wet. Cutting only to the visible line often leaves wet drywall in place, which can lead to hidden mold growth inside the wall cavity weeks later. Cutting higher than necessary wastes material and adds repair cost. Getting that height right is a judgment call based on moisture readings, not a guess.

How the height gets decided

Before any cutting happens, a moisture meter is used to probe the wall at different heights to find where the material actually goes from wet to dry. This isn't visual guesswork. The goal is to find the true boundary of saturation, which is often invisible from the surface, and cut just above it so nothing wet is left sealed inside the wall.

What's behind the wall once it's opened

Once the drywall is removed, the cavity behind it becomes visible: insulation, framing, electrical wiring, and sometimes baseboards or subfloor connections. Wet insulation almost always has to be removed and replaced, since it holds moisture and doesn't dry effectively in place. The exposed wood framing gets inspected and treated or dried, since untreated wet framing is one of the more common places mold takes hold undetected.

What happens after the cut is made

Once the wall cavity is open, drying equipment such as air movers and dehumidifiers is typically positioned to dry the framing and surrounding materials over the following days. Moisture readings continue to be checked until the structure reads dry, not just dry to the touch. Only after that point does rebuilding, which includes new insulation, drywall, texture, and paint, make sense to start. Does every water damage situation require a flood cut?

No. If water intrusion was minor and drywall didn't absorb significant moisture, drying in place may be enough. Flood cuts are typically used when drywall and insulation have been saturated long enough that in-place drying isn't reliable.

Can I just dry the wall instead of cutting it open?
