Somewhere in there you started doing math on what this is going to cost and whether you should call anyone at all. That is a normal place to be, and it does not mean you did anything wrong. Why Tolleson homes flood the way they do

Tolleson is one of the older townsites on the west side, platted around the railroad and the farm and produce operations that ran along Van Buren and 91st Avenue long before the freeway loop went in. That history shows up in the plumbing. The blocks near the original townsite and around Tolleson Union High include homes built in the mid-century decades, many on post-tension or older slabs with galvanized or early copper supply lines and cast iron drains. Two things follow from that. First, a supply line failure under a slab does not announce itself with a puddle, it announces itself with a warm spot on the floor, a water bill that jumped, or a faint hiss when the house is silent. Second, cast iron drain lines that have scaled or cracked leak slowly into the soil under the slab and show up as loose tile grout or a musty smell in one specific room. The newer subdivisions on the north and west edges of the city, the ones built out during the 1990s and 2000s expansion along the I-10 and Loop 101 corridor, have a different profile: PEX or copper manifolds, second-floor laundry rooms, hose bibs and pressure regulators that fail after a couple of decades in this heat, and water heaters in a garage or interior closet where the pan drain is dry-rotted or was never piped anywhere useful.

Slab leaks in the older townsite blocks

A hot spot on a tile floor, unexplained water use, or a running meter with every fixture off. Under-slab leaks can wet a large footprint of subfloor and the bottom of drywall before anything is visible.

Water heater and softener failures

Most Tolleson houses put the heater in the garage or a hall closet. When the tank ruptures it releases its full volume plus incoming pressure, and the water follows the slope of the slab into bedrooms and closets.

Monsoon roof and stucco intrusion

How drying a house actually works

Water damage restoration is not mopping and fans. The work is measurement. A moisture meter and a thermal camera are used to map how far the water travelled, including up drywall by capillary action and under cabinet toe kicks where nothing is visible. That map defines the drying chamber. Then the standing water is extracted, and wet materials that cannot be dried in place are removed: carpet pad almost always, laminate flooring almost always, wet insulation, and drywall cut to a line above the moisture reading. After that, air movers are placed to break the boundary layer of humid air sitting against wet surfaces, and dehumidifiers pull that moisture out of the air so it can leave the building instead of moving into the next wall. Tile and hardwood over a wet slab sometimes need specialty drying mats that pull moisture up through the assembly. Readings get taken every day, and the equipment moves based on those readings rather than a fixed schedule. The job is finished when the wet materials read the same as unaffected materials in the same house, not when things feel dry to the hand. One thing worth knowing in Arizona: our outdoor humidity is low most of the year, which helps, but during monsoon season it climbs, and homeowners routinely open windows and make the drying worse. A sealed, controlled chamber with proper dehumidification dries faster than open windows almost every time.

The part that changes if you wait

Category matters. Clean water from a supply line is one problem. Water that has sat, or that came from a drain, dishwasher, washing machine or toilet, is a different problem, because bacteria and mold begin working in the range of a day or two on wet organic material like paper-faced drywall and carpet pad. What starts as a drying job can become a demolition job, and the difference is mostly time. The hidden costs are structural and cosmetic. Wet bottom plates and studs can stay wet behind painted drywall that looks fine. Cabinet boxes swell and delaminate from the bottom up. Baseboards cup. Tile releases from a wet slab weeks later. If the wet drywall stays in place, the paint may look acceptable for a month and then bubble. Documentation matters too. Insurance carriers generally want moisture readings, photos of affected materials, a scope of what was removed and why, and daily drying logs. How do I know if I have a slab leak in an older Tolleson home?

Common signs are a warm or damp spot on a tile or vinyl floor, a spike in your water bill with no change in use, the sound of running water when everything is off, and grout or tile that has come loose in one area. The simplest home test is to shut off every fixture and appliance, then watch the meter dial. If it is still moving, water is going somewhere. Under-slab leaks need to be located before repair, and the wet subfloor and lower drywall still have to be dried and documented.

Will my homeowners insurance cover this?

That is between you and your carrier and depends on your policy and the cause of loss, so we will not promise a coverage outcome. Can I just dry it myself with fans and save the money?

Sometimes, for a very small spill on hard surface flooring caught immediately. The risk is that household fans move air without removing moisture from it, so water often relocates into wall cavities and under cabinets instead of leaving the building. Without a moisture meter you cannot confirm the assembly is actually dry, and mold growth on wet drywall and carpet pad can begin within roughly a couple of days.
